The building environmental control was achieved by using heating and chilling beams throughout the office spaces with forced air provided from AHU’s with thermal wheels to reclaim return heat losses from the spaces.  The 2 x chiller units were located in the basement with a complex heat pump system incorporated. Free air cooling was a feature of the design with dry air coolers located on the roof of the mech building. A standard boiler plant was installed to take up load when required and also used for the initial cold start of the plant.

 

  • Modbus metering for main and sub-main electrical distribution services
  • Modbus metering for heat/cooling consumption for each of the variable temperature and constant temperature circuits
  • Consumption pulse metering for main cold water and hot water services
  • Control of overdoor heaters, atrium windows and extract fans
  • Alarm status from passenger lifts, goods lifts, security alarms and all BMS controlled equipment
  • CO2, humidity, temperature and rain sensors
