HEG Limited have been appointed to carry out the BMS controls installation for Aimteq Energy Management (who are contracted to the DODD Group who are conducting the mechanical and electrical installation on the project). The building is being constructed for use of an arts gallery and workshops in the south section and one large and one smaller auditorium in the north section.

The heating and cooling for each building is being generated by the district geothermal plant based in Southampton. These heating and cooling provisions will be utilised by the means of Air Handling Unit Plant (AHU’s), fan coil units, underfloor heating, conventional radiators and hot water services. Variable speed drives will be utilised to control circulating pumps and fan motors to enable energy efficient systems that keep the buildings at their optimum condition.

The building will be fully automated with the following items being monitored and controlled to provide alarms and equipment condition statuses from a central monitoring station located within the management suite office:

 

  • Modbus metering for Main and Sub Main electrical distribution services
  • Modbus metering for heating/cooling consumption for each of the Variable Temperature and Constant Temperature circuits
  • Consumption pulse metering for main cold water and hot water services
  • Control of overdoor heaters, atrium windows and extractor fans
  • Alarm status from passenger lifts, goods lifts, security alarms and all BMS controlled equipment
  • CO2, humidity, temperature and rain sensors

 

Due to the usage of these buildings (especially the arts gallery), the ideal climate conditions will need to be maintained at all times to prevent any damage and defects occurring to the exhibits being displayed within each gallery. This is why the close monitoring and control of the humidity, temperature and C02 in these locations is critical. The design, installation, commissioning and operation of both these buildings is an integral part of the climate and energy efficiency levels that need to be achieved to make the operation of this building viable.
