The building environmental control was achieved by using over 300 heating and chilled beams throughout the office spaces and forced air provided from AHU’s with recuperators reclaiming the return heat losses from the spaces. The 2 chiller units were located on the grounds of the complex. A standard boiler plant was installed to supply the load of the building. Due to the sensitive nature of the building a backup generator and UPS system was installed which in turn was monitored by the BMS for faults/alarms and running conditions.  6 riser control panels were installed on each level for ease of installation wiring/commissioning and maintenance with a further 2 main control panels operating the AHU and boiler plant.  All panels were networked with a remote front end user point located at a monitoring bureau at a different location.  Each panel had a touch screen display so adjustments to the plant could be made locally.

 

  • Modbus metering for main and sub-main electrical distribution services
  • Modbus metering for heat/cooling consumption for each of the variable temperature and constant temperature circuits
  • Consumption pulse metering for main cold water and hot water services
  • Control of overdoor heaters, atrium windows and extract fans
  • Alarm status from passenger lifts, goods lifts, security alarms and all BMS controlled equipment
